Leaks In Basements

When you discover there is a leak in your basement wall or water is coming in from visible crack in your basement wall, it is time to take action before it gets worse. Crack repair or sealing the crack in your wall that is leaking can be done inside by using crack injections.

Polyurethanewater-damage

This is a foam that expands and fills the crack in the wall. It can be used wet and if there is mud in the crack from the soil outside this will flush it out and seal the crack. When done properly polyurethane is an excellent choice.

Epoxy

Epoxy is also used very successfully for stopping leaks in your basement. It is not a foam but a resin and is injected into the crack in a liquid state and cures to a solid. Epoxy is incredibly strong when its cured so it is ideal if the crack in your wall are caused by foundation problems and needs that extra strength.

When to use Crack Injection?

Many homeowners see cracks in their walls, and some try to fix them using caulk. This ends up only being a very short term patch job. Water will fill the inside of the crack and cause efflorescence (white chalky substance), the caulk will eventually start to loosen then peel and water will again flow through the crack.

Proper crack injection usually using an polyurethane or epoxy (epoxy is actually stronger than the concrete when fully cured) is designed for cracks in poured concrete walls. It does not work on concrete block walls because of their hollow cores. It is usually applied from the inside of the basement, which avoids digging on the outside of the walls. It is suitable for hairline cracks, as well as wide cracks (up to ½”).  These solutions are not rigid, so they will move with the shifting of the foundation.

Crack injection works by filling the entire length and depth of the crack. It permanently stops water leaks and also, prevents water from getting into the concrete and deteriorating it further. No digging is needed.
